CDA board takes decisions to improve functioning of housing societies

The board of the Capital Development Authority (CDA) which met here on Wednesday took different decision to improve functioning of the housing societies in the federal capital.
CDA Chairman Maroof Afzal chaired the board meeting which decided that approval of layout plan of the housing societies must be conditioned with Non-objection Certificate (NoC) on completion of required formalities.
At the time of issuance of NoC, the housing societies would be bound to give time-frame for completion of the development work and hand over possession of plots to the owners. The housing societies would also submit detailed layout plan mentioning commercial plots, residential plots, plots for amenities including schools, play grounds, parks, green areas, landscaping etc. Previously, the housing societies used to provide layout plan of residential plots only and on approval of the plan or getting NoC, they are used to increase number of plots while covering area earmarked for parks and green area.
The CDA board decided that the housing societies would also be bound to allocate at least 10% to 20% land for residential plots of smaller size. It was also decided to revise and increase in scrutiny fee for approval of the layout plan and other charges.
The housing schemes would also allocate up to one kanal of land for dumping of waste prior to its removal to big dumping sites. It may be pointed out here that according to CDA’s own record, there are at least 187 unauthorised housing societies functioning in Islamabad having no approval or NoC of the civic body. A number of these societies had carried out development in deviation from the approved layout plan.
