ISLAMABAD: A board meeting of the Capital Development Authority (CDA) has approved amendments in the Islamabad Capital Territory (ICT) Building Control Regulations 2020, allowing increase in floor area ratio of commercial plots of Blue Area.
According to amendment, the floor area ratio of commercial plots up to 4,999 square yards has been increased from 1:9 to 1:10. Similarly, floor area ratio of commercial plots of size 5,000 square yards and above has also increased from 1:10 t0 1:12. The board meeting also allowed increase in business center and commercial area of hotel plots from 5 to 10 percent along with permission for service apartments.
The floor area ratio for industrial plots has also been increased from 1:6 to 2:5.
Giving another relaxation to investors, a successful bidder of a commercial plot would now be able to make complete payment with eight installments in two years instead of four installments in first year of bidding.
The board meeting also approved that the building plan would be approved on 25 percent payment of cost of auctioned plot while it would be transferred in the name of successful bidder on full payment. The board meeting also decided to conduct feasibility to convert buildings of CDA streetlights on solar energy while it approved to outsource waste management.
The meeting also okayed renovation of Shakarparian and establish a car zone in zone four Islamabad. The meeting also decided to prepare design of Iran Road (11th Avenue) from Khyaban-e-Iqbal to IJ Principal Road.
