Kate Middleton and Prince William have signed a very comprehensive contract before taking ownership of Forest Loge, a property they decided on as their ‘forever home’ according to reports.

For those unversed with the property, it is an eight-bedroom mansions, made of Georgian-style red brick. It has six chimneys, a symmetrical façade, slate, and roof as well. What gives it its Georgian elements is the half-barrel vaulted entrance hall, Venetian windows, and ornate plasterwork, marble fireplaces, and six-panel doors.

It also features a private tennis court, pond, and gardens, as well.

In terms of rent, upkeep and the details of their lease, Andrew Mountbatten Windsor’s own woes with the House of Commons enquiry into his situation has also brought to light the Wales’ lease.

However, what is pertinent to mention is that the Prince and Princess of Wales are paying “market rent” on the property, as compared to Andrew, whose rent payments are called a ‘peppercorn rent’.

The official report, according to Hello! claims the future King and his family have “a 20-year non-assignable lease with The Crown Estate for Forest Lodge, commencing 5 July 2025.”

The statement from Crown Estate also adds, “The lease for the Property was concluded on a 20-year Common Law Tenancy at an open market rent subject to standard Landlord & Tenant repairing obligations.”

Furthermore, “the rent was assessed by Savills and Hamptons acting on behalf of the Crown Estate. Knight Frank acted for TRH’s The Prince and Princess of Wales

According to the outlet’s online royal correspondent Danielle Stacey, "The Prince and Princess of Wales clearly love living in Windsor, the children are settled at Lambrook School nearby, and they will still be close to Windsor Castle for royal functions and engagements.”
